Settling an estate · Downsizing · Clearing a family property

The house is empty on the date we agree to.

Three ways to get there, with faster and specialist variants when the situation calls for one. The only two questions are how fast you need it done, and whether you'd rather have the money now or more of it later.

Send photos, get your options priced — usually same day

House is empty
In 3 days
What you pay

What comes back to the estate
Nothing. We keep what's resaleable, and that's what keeps the fee low.
We handle
Sorting, hauling, disposal, donation receipts, broom-clean finish.
Right choice when
Settlement is close, or the contents are ordinary household goods.
Leave everything in place
Yes. Don't sort, don't bag, don't clean.
Cleared & Credited
Fast out, value counted
House is empty
In 14 days
What you pay
Same flat fee, minus everything we recover. Most houses land at or near zero.
What comes back to the estate
Your bill, reduced item by item. Some houses end in a check to the estate instead.
We handle
All of Cleared, plus photographing, pricing and selling anything worth selling.
Right choice when
There's real value mixed in, you want it counted, and you don't want a three-month project.
Leave everything in place
Yes, and it matters here: the more that stays, the smaller your bill.
Settled
Largest return
House is empty
On your date. Typically 60–90 days.
What you pay
Nothing up front. We're paid from the proceeds, at the split in your agreement.

We handle
Everything above, plus online auction, collector channels and specialist buyers.
Right choice when

Leave everything in place

You'll be able to prove every dollar.

As executor you have to account to a court, and usually to family. Every item we sell is logged with a photo, the channel it sold on, the date, the price and the net to the estate. You receive that as a single itemized settlement statement — not a lump sum and a handshake. If a sibling asks what happened to the dining set, the answer is one line on a page you already have.

  • Empty on the date in your agreement, or the clear-out fee is waived.
  • Everything over $100 photographed and accounted for by name, channel, date and price.
  • Settlement statement in your hands within 10 days of the final sale.

Estate attorneys, realtors & fiduciaries

A referral is your reputation. Every engagement ends with an itemized settlement statement — every item, photo, channel, date, price and net — in a form your client can file with the court. For realtors: the empty-house date is contractual, so your listing timeline holds.
